Is Supported Housing Too Good To Be True? Only If It’s Done Wrong.
Oct 31, 2025
When something sounds “too good to be true,” it usually is… but not always.
Supported housing can be an incredibly safe, secure, and rewarding investment, if it’s built on the right structure.
At Bailey Capital, we’ve invested over £260 million into this sector, developing thousands of properties that are changing lives across the UK. Over time, we’ve refined a model that works - one that’s safe, robust, and proven to benefit every stakeholder involved.
How the structure works
It starts with the right housing provider - one that’s already approved by local authorities and understands the level of care required.
They identify the demand in their area: what type of property is needed, and how many.
From there, we source, acquire, and prepare homes that meet those requirements.
Every property is approved before purchase, meaning the lease, the rent level, and the use are signed off by all parties before refurbishment even begins.
That’s what gives investors real confidence.
When the property is complete, it’s delivered turnkey - fully refurbished, leased, and income-ready. Investors receive government-funded, inflation-linked rent for the duration of the lease, typically between 10 and 25 years, without the need to manage tenants, maintenance, or bills.
The impact beyond returns
Each property provides more than just income. It offers a safe, warm, and secure home for someone who genuinely needs it.
We see time and time again how residents build stability, confidence, and community through shared living and how many later become volunteers or employees within the very charities that supported them.
Who it’s right for
Most of our investors are individuals who have recently experienced a capital event - whether that’s selling a business, retiring, or receiving inheritance.
They’re not looking for risk or hassle. They’re looking for stability, security, and purpose - something that protects their wealth while doing tangible good.
The bottom line
Supported housing only becomes “too good to be true” when it’s done without structure or oversight.
With the right approvals and partners in place, it becomes something far more meaningful - a model that delivers secure returns, real impact, and peace of mind.
